Linea Properties has formally sought approval to redevelop a 3.71 acre site in Hackney into an office-led mixed-use development.
The firm is a joint venture between The Estate Office Shoreditch and private real estate investment firm HDG Limited. In March, it unveiled plans to regenerate the site bound by Curtain Road, Worship Street and Holywell Road into a mixed-use scheme dubbed Shoreditch Works. The land is currently occupied with nearly 40 low-rise buildings.
Linea intends to retain half of the existing buildings and conduct an extensive refurbishment programme to transform it into modern workspace totalling nearly 227,000 sq ft. The remaining structures will be demolished to make way for new-build office buildings to provide 424,000 sq ft of offices. All the workspaces will be in a mix of typologies and available at various rental price points.
Shoreditch Works will also offer 78 homes, with a percentage to be earmarked as affordable, alongside an 8,500 sq ft flexible indoor/outdoor community hub available for work, networking and learning purposes. There will also 39,000 sq ft of public realm and 58,000 sq ft of publicly-accessible internal ground floor spaces.
The joint venture will also seek to restore the Grade II*-listed 91-101 Worship Street and Webb Terrace as part of its proposals. It has enlisted architects Kohn Pedersen Fox and heritage specialist Richard Griffiths Architects for the project, as well as Montagu Evans, Gillespies and Kauffmans.
The affordable workspace provision will cater to the green investment and research-focused Shoreditch Works Innovation Centre, maker, exhibition and artist studios, in collaboration with ACAVA and the Crafts Council. Linea is also working in partnership with Green Lab, GoodPeople, ING Media and other locally-based organisations.
