4C Group, an international hotel property developer and operator, asked Kauffmans to identify and acquire a freehold office building for their new London HQ.
Harcourt Street is a great spot for 4C, with Edgware Road, Marylebone, Baker Street and Paddington stations all within walking distance. We identified 12-14 Harcourt Street. An under-valued asset, being sold with vacant possession that was immediately available for purchase from its owner occupiers, Blind Veterans UK. The client took our advice and we secured the freehold for a cool £12M.
Following the acquisition, Kauffmans advised on the refurbishment strategy, coordinated the wider project team and was retained to oversee the building’s occupational leasing strategy.
As the client’s business requirements subsequently evolved, the property was no longer required as its London headquarters. Kauffmans was retained to advise on the disposal of the asset, successfully completing its sale in 2025 for £15 million, delivering a strong capital return for the client.
