Acting for the private family that retained the freehold interest, Kauffmans recognised that bringing the freehold and long leasehold interests together would create a significantly more compelling proposition for the market than either ownership could achieve independently. A coordinated disposal not only simplified the ownership structure but also provided greater flexibility for the purchaser to bring forward a future hotel-led redevelopment.
By removing the complexity associated with split ownership, the transaction created a clearer pathway for future change of use and comprehensive redevelopment, enabling the purchaser to underwrite the opportunity with greater certainty and unlocking value for all parties.
